To ensure a smooth experience, homeowners should collaborate with their HOA to obtain the requirements and paperwork needed to plan the renovation. We are ready to support you in this process by providing any additional information that might be useful for filling out the HOA's paperwork. Additionally, we can supply copies of the 2D plans outlining the renovation work to be completed, as needed.
Yes, as part of the schematic design phase we will often explore various concepts and will typically provide 2 to 3 layout options for us to review, acquire your feedback, and thereafter finalize the concept for your approval. The number of renderings will vary based on the design package selected or the custom quote that has been agreed upon. In both cases, we will will review the final layout and discuss the rendering perspective that makes most sense to be rendered.
Our proposal will outline the scope of service in detail and will typically include any necessary sub-consultants i.e. structural, mechanical, electrical, plumbing—as needed, to specify building components as part of our standard architectural design service.
The proposal does not include owner provided land and utility service information which includes the following: land survey (+$850), geotechnical reports (+$1,800), private utility locating services ($140), advanced site watershed design, permit & inspection fees, and any fee related to the mobilization of construction, are not included.
Yes, the proposal fee includes revisions to the construction documents in order to fulfill requirements of the City.
Architects typically do not provide prescriptive set of construction documents and would beyond the standard level of care that architects provide. This is due to standard industry practice and liability. Architects do specify design intent i.e. wall types, systems, materials, and detailing. This would be in the form of written specifications and graphical representations (e.g. wall type A is 2x4 studs 16” O.C. with gypsum board on each side) but do not specify means and methods i.e. no information on the exact location placement of each stud or how to build the wall system.
For DIY projects, Winnow can provide limited support in the following ways: surveying and drawing of existing building conditions, drafting owner-provided design layouts, producing renderings, and select construction administration services.
